Lyman is the small farm town just east of Loa on State Route 24, spread across nearly two square miles of hay meadows and pasture at 7,182 feet in Rabbit Valley. It began as East Loa and became its own town in 1893, named for church leader Francis M. Lyman. There is no commercial strip to speak of, just a church, a town hall, ballfields, ranch houses and a lot of irrigated ground with Thousand Lake Mountain filling the view to the north and Boulder Mountain across the valley to the south. Sprinkler lines, stacked hay and cattle on the meadows are the everyday scenery.
The 2020 Census counted 196 residents, down from 258 in 2010, which reflects how few homes there are rather than any decline in demand. Lyman's land is what people buy: the town has some of the best irrigated alfalfa ground in Wayne County, and most parcels are large.
Residents are ranching and farming families, many of them related, plus a few retirees and remote workers who bought acreage for horses, cattle or simple elbow room within five minutes of Loa's services.
Lyman shares everything with Loa and Bicknell. Groceries, gas, the county courthouse and the Wayne Community Health Center clinic are five minutes west in Loa; Wayne Middle School and Wayne High School are about eight minutes east in Bicknell, and elementary students attend Loa Elementary. Torrey's restaurants and Capitol Reef are 25 to 30 minutes east.
Outdoor life is the same high-country menu the rest of the valley enjoys: Fish Lake about 30 minutes north for trout and splake, Thousand Lake Mountain directly behind town for ATV riding, camping and hunting, Boulder Mountain's alpine lakes to the south, and Capitol Reef's red rock 30 minutes east. Wayne County's Fourth of July and county fair events in Loa and Bicknell are the social calendar, along with branding, haying and hunting seasons.
Richfield, the regional hub with Sevier Valley Medical Center and Snow College Richfield, is about an hour northwest via SR-24 and I-70. Salt Lake City is roughly 3 hours 15 minutes.
Lyman's market is acreage first and houses second. Typical listings are farmsteads with an older frame or brick home, a newer manufactured or stick-built home, barns, corrals and irrigated pasture with water shares, plus bare hay ground and horse-property parcels. Homes rarely come up, and when they do, the land, water rights and outbuildings usually account for most of the value.
Because Lyman has so few sales, neither Redfin nor Zillow publishes a reliable town-level median. For context, Redfin reported a median sale price of about $450,000 for neighboring Loa for the three months ending June 2026 and about $455,000 for Bicknell for the three months ending August 2026, while the Wayne County median for the three months ending August 2026 was about $774,000, pulled up by high-end Torrey properties. Buyers are local ranch families expanding, horse owners, retirees and remote workers who want land near Loa's services.
