Marysvale is the first Piute County town south of the Sevier County line on US Highway 89, about 35 minutes from Richfield. It sits at 5,863 feet in a narrow stretch of the Sevier River canyon with the Tushar Mountains and 12,000-foot Mount Belknap rising straight west of town and the Sevier Plateau to the east. Big Rock Candy Mountain, the yellow-and-orange volcanic hillside made famous by the song, is a few miles north along the river.
Marysvale has had a post office since 1872 and a long boom-and-bust mining history: silver in Bullion Canyon in the 1860s, gold in 1889, and uranium after 1949, when the Atomic Energy Commission set up an ore-buying station here. Today the town's economy is recreation. Marysvale calls itself the heart of the Paiute ATV Trail, a 275-mile loop that connects to more than 2,000 miles of routes, and trails leave directly from town in every direction. The 2020 Census counted 356 residents.
Residents are a mix of long-time ranching and mining families, RV park and lodging operators, retirees, and a large seasonal population of cabin owners and riders who come for the trails from spring through hunting season.
Marysvale is in the Piute County School District; Oscarson Elementary is in town and grades 7-12 attend Piute High School in Junction, about 15 minutes south. The town has a handful of cafes, RV parks, lodges and ATV rental and repair shops, with gas and convenience items on US-89. Richfield, about 35 minutes north, provides groceries, Sevier Valley Medical Center, Snow College Richfield and box stores; I-70 at Sevier is about 15 minutes.
The trail system defines life here. From town you can ride into Bullion Canyon to Miners Park, a quarter-mile interpretive trail past historic mining equipment and a restored cabin, and on to 60-foot Bullion Falls. Routes climb the Tushars toward Mount Belknap and the Sevier Plateau to Monroe Mountain. The Sevier River offers floating and fishing, Piute Reservoir is 15 minutes south, and Fremont Indian State Park is about 20 minutes north. Marysvale hosts an annual UTV jamboree that fills every campsite in town.
Salt Lake City is roughly 3 hours north. Winter is quiet, with many seasonal businesses closing, but the town is well plowed and US-89 stays open.
Marysvale's housing stock is older homes and mining-era cottages on the town grid, manufactured homes, a large number of cabins and RV lots in the canyon and on the benches, and a few newer custom homes with mountain views. The town covers about 18 square miles, so there is acreage and river-front property outside the core. Many properties are second homes used for riding season, and buildable lots with utilities are a common listing type.
Sales volume is small and dominated by cabins and lots, so Zillow and Redfin do not currently publish a reliable town-level median for Marysvale. In our experience it is one of the more affordable places in Central Utah to own a cabin or small home with direct trail access, and we will show you actual recent closings rather than a headline number.
Buyers are ATV and UTV enthusiasts from the Wasatch Front, retirees, hunters, and a few remote workers. Because so many purchases are second homes, USDA loans apply less often than in neighboring towns, but full-time residents typically qualify. Sellers should highlight trail access, parking for trailers and toys, and any river or view frontage; that is what riders shop for.
