Joseph is a town of fewer than 300 people at the far southwest end of the Sevier Valley, about 12 miles southwest of Richfield on State Route 118. It sits at about 5,440 feet where the valley narrows toward Clear Creek Canyon and the Tushar Mountains, and it is the last town before Interstate 70 turns west into the canyon toward Fremont Indian State Park and I-15.
The town was settled in 1871 and named for Joseph Angell Young, a son of Brigham Young and an LDS apostle. Its population has risen and fallen dramatically over 150 years, from more than 600 at the turn of the twentieth century to barely over 100 in 1960, and back to 288 in the 2020 Census. Ranching and hay have always been the foundation, and the town retains that character: open fields, cattle, and long views up the canyon.
Joseph's residents are ranch families, retirees, and a small number of commuters who work in Richfield or Monroe. It is about as quiet as a town can be while still being five minutes from an interstate, and for the right buyer that combination is exactly the point.
Recreation here starts at the town limits. Clear Creek Canyon and Fremont Indian State Park, with its rock art, museum and campground, are about 10 minutes west on I-70. The Paiute ATV Trail passes nearby, the Tushar Mountains rise to the south with some of the highest peaks in southern Utah, and Big Rock Candy Mountain and the Sevier River canyon toward Marysvale are a short drive south on U.S. 89. Hunting, fishing and riding are the local pastimes, and in fall the cottonwoods along Clear Creek and the Sevier turn the whole south valley gold. Joseph has a town park and ball field, and the town website and community events are run by volunteers who have known each other their whole lives.
Joseph students are bused to Sevier School District schools in Monroe: Monroe Elementary, South Sevier Middle School and South Sevier High School, about 10 minutes east. Sevier Valley Medical Center, Snow College and shopping in Richfield are about 15 to 20 minutes.
The I-70 interchange near town means I-15 at Cove Fort is about 20 minutes west, which makes Joseph one of the closest Sevier County towns to the I-15 corridor. Salt Lake City is roughly two and a half hours, and St. George is a little over two hours.
Housing in Joseph is a small collection of older brick and frame homes on generous town lots, a number of manufactured homes, and surrounding ranch and pasture properties with irrigation water. Acreage is the main story here: buyers come to Joseph for land, views and elbow room rather than for subdivisions. Only a handful of properties change hands each year, and listings often sit longer than in Richfield simply because the pool of buyers is smaller.
Typical buyers are ranchers expanding operations, retirees looking for a few acres and a shop within reach of the hospital, and out-of-area buyers who want a quiet base near the Tushars and the Paiute Trail. Given the low sales volume, we do not quote a town-wide median for Joseph; we pull recent comparable sales from Joseph, Elsinore and Monroe to price any property.
