About Mona

Mona is the northernmost town in Juab County, tucked against the west face of Mount Nebo about halfway between Santaquin and Nephi on Interstate 15. Exit 233 drops you right onto Main Street. Nebo, at 11,928 feet the highest peak in the Wasatch Range, fills the eastern sky, and Mona Reservoir on Currant Creek sits in the northwest corner of town. It is farm country with alfalfa, cattle and one very photogenic crop: Young Living's lavender farm covers about 200 acres on the north end of town.

Settlers arrived in 1852 along the old Arrowhead Trail and the place went through the names Clover Creek, Willow Creek and Starr before becoming Mona. It stayed a village of a few hundred people for more than a century, then grew fast: 850 residents in 2000, 1,547 in 2010, and 1,750 at the 2020 Census. Mona became a city in 2001 once it crossed the population threshold.

Nearly all of that growth is Utah County spillover. Mona's typical household today is a young family with kids (over half of households had children at home in 2020) that wanted an acre, a view and a mortgage they could afford, and is willing to drive north for work.

Living in Mona

Mona is in the Juab School District. Mona Elementary is in town and older students ride to Juab Junior High and Juab High School in Nephi, about ten minutes south. Nephi also handles most day-to-day shopping and has Central Valley Medical Center; for big-box shopping and specialty care, Payson and Spanish Fork are 25 to 35 minutes north and Provo is about 35 to 40 minutes.

Recreation is literally out the back door. The Mona Pole Canyon and Nebo trails climb straight up the mountain, and the Nebo Loop Scenic Byway is reached from Nephi or Payson. Mona Reservoir is a quiet spot for kayaks and fishing. The Young Living Lavender Farm hosts its annual Lavender Days festival each summer, drawing thousands of visitors to a town of under two thousand. Nephi's Ute Stampede rodeo in July and Yuba State Park to the south round out the calendar.

For Central Utah connections, Richfield is roughly 1.5 hours south via I-15 and US-50, and Salt Lake City is about 1 hour 10 minutes north. Mona sits right on the edge of the Wasatch Front labor market, which is what drives its housing market.

Mona Housing Market

Mona's housing is newer than most of Central Utah. Beyond a core of older farmhouses and mid-century homes on the original grid, most of the town was built after 2000: large ramblers and two-stories on half-acre to multi-acre lots, many with barns, shops and irrigation shares. Horse property with Nebo views is the signature Mona listing. The 2020 Census counted 501 housing units with a very low vacancy rate, and new construction continues on the edges of town.

Because lots are big and homes are newer, prices run well above the rest of Juab County. Redfin reported a median sale price of about $632,000 for the three months ending August 2026, and Zillow's home value index for Mona was about $583,000 as of May 2026. Note that Mona has a small number of sales each quarter, so medians swing hard depending on which homes closed.

Buyers are mostly Utah County commuters, plus a few retirees and remote workers who want space and a mountain backdrop. Most homes here are typically eligible for USDA rural development financing, which can mean zero down for qualified buyers; we can check a specific address with you.
