Fast-growing small town between Richfield and Monroe with newer homes. Homes for sale, local market insight, and expert representation in Annabella from the Donavan & Tyson Team.
Annabella is a town of about 840 people just off U.S. 89 roughly five miles south of Richfield and five miles north of Monroe, at about 5,290 feet on the east side of the Sevier Valley. It is one of the fastest-growing communities in the county in percentage terms: the population went from 669 in 2000 to 836 in 2020, mostly through new home construction on land that used to be fields.
The town was settled in 1871 along Cottonwood Creek and Annabella Springs and named for two of its first women, Ann S. Roberts and Isabella Dalton. It began as an offshoot of an earlier homestead called Omni Point and stayed a small farming village for a century before the 1980s and the decades since brought steady residential growth.
Annabella today is largely a family town. Residents commute to Richfield for work at the hospital, college, school district and retail, or south to Monroe; many chose Annabella specifically because it offers newer housing on larger lots than Richfield at a shorter drive than Monroe. Household sizes are large and the town skews young.
The setting is the draw: open views across the valley to the Pahvant Range, the Fishlake National Forest foothills directly east, and quick access to the Paiute ATV Trail. Annabella has a town park and ball field, a town hall that hosts community dinners and celebrations, and a small-town rhythm built around church, school sports and neighbors helping with harvest. Residents lean on Richfield for the Sevier Valley Center events, county fair and shopping and on Monroe for school activities and the hot springs.
Annabella students attend Sevier School District schools in Monroe: Monroe Elementary, South Sevier Middle School and South Sevier High School, about a 10-minute bus ride south. Sevier Valley Medical Center in Richfield is also about 10 minutes away. The town sits on Sevier County's north-south spine, so the drive to either hub is short, and many families split their week between the two.
I-70 access is about 10 minutes at Richfield or Elsinore, I-15 at Cove Fort is about 35 minutes, and Salt Lake City is roughly two and a half to three hours.
Because so much of Annabella was built in the last 40 years, the housing stock is newer than in most Sevier County towns: 1980s through 2020s single-family homes on half-acre to one-acre lots, many with shops, RV parking and room for animals, alongside a smaller core of older homes near the original townsite. New construction continues as subdivided farm ground comes on the market, and buildable lots are a real part of the inventory.
Buyers here are typically growing families who want newer construction and space, Richfield professionals who prefer a quieter address, and people relocating from Utah's larger cities who want an acre and a view. As of August 2026, Redfin reported a median sale price in Annabella around $320,000, though list prices for newer, larger homes on acreage run well above that. Sales volume is small, so any single month's figure should be treated as a rough guide.
Annabella is typically eligible for USDA Rural Development zero-down loans, which pair well with the many homes in the moderate price range here. For lots, we help buyers line up construction financing and confirm culinary water connections and any irrigation shares.
Annabella is in the South Sevier attendance area, so students attend Monroe Elementary, South Sevier Middle School and South Sevier High School in Monroe. The bus ride is about 10 minutes.
Yes. Annabella has seen more new building than most towns in the county over the last several decades, and building lots still come on the market. We can connect you with local builders and help you check water availability before you buy land.
Because so many Annabella homes are newer and on larger lots, per-home prices can run higher than a comparable-age home in Richfield, but you generally get more land. Older homes near the original townsite are more affordable.
