Sigurd is a town of about 400 people on the east side of the Sevier River between Richfield and Salina, about eight miles northeast of Richfield. It sits at roughly 5,230 feet where State Route 24 splits off from U.S. 50 and heads east toward Fish Lake, Loa and Capitol Reef National Park, so nearly everyone driving to the park from I-70 passes through town.
The town was settled in 1874 and incorporated in 1935. Its identity for most of the last century has been gypsum: the hills east of town hold large deposits, and Sigurd has been home to gypsum mills and wallboard plants since the postwar building boom. The United States Gypsum plant on State Street is still the landmark employer, though the company idled its wallboard line in 2025 and the plant's future footprint is smaller than it once was. Farming and ranching along the river bottom round out the local economy.
Residents are a mix of plant workers, farmers, and families who commute to Richfield or Salina and like the low-key, low-cost setting. Sigurd has a town hall, a church, a park and not much else, which is exactly the appeal for many of our buyers. The Sevier River and the old canal system give the west side of town a green, agricultural feel, while the gypsum hills to the east are pale and dry, a contrast you notice every time you drive through.
Recreation from Sigurd points east. Highway 24 climbs to Fish Lake in about 45 minutes and reaches Capitol Reef in about an hour and a half, and the Fishlake National Forest and Paiute ATV Trail are close at hand. The Sevier River runs past the west side of town for fishing, and the Rocky Mountain ATV Jamboree, county fair and Sevier Valley Center events in Richfield are a 10-minute drive.
Sigurd children attend Sevier School District schools in Richfield: Ashman or Pahvant Elementary, Red Hills Middle School and Richfield High School. Sevier Valley Medical Center, Snow College Richfield and the county's main shopping are all about 10 to 15 minutes away.
Commutes are short. Richfield is about 10 minutes, Salina about 15 minutes, and I-70 is a few minutes away in either direction. Salt Lake City is roughly two and a half hours.
Sigurd's housing is modest and affordable: mostly older single-family homes and manufactured homes on large lots along a handful of streets, with farm and pasture parcels along the river and the canal. The 2020 Census counted around 150 housing units, so only a few properties sell in a typical year. Because of the plant's history, some of the housing was built for workers in the mid-1900s and has been updated over time.
Buyers who choose Sigurd are typically looking for the lowest entry price in the central valley, a big lot for a shop or animals, or acreage along the river. First-time buyers, retirees on a budget and investors buying small rentals are the usual profiles. Published price statistics for Sigurd are thin and swing widely, so we rely on recent comparable sales we know personally rather than a town-wide median.
