Centerfield sits directly south of Gunnison on US-89, close enough that the two towns share a boundary, a school district and most daily errands. It is the first Sanpete County town you reach driving north from Richfield, about 30 minutes and 27 miles from our office. The population was 1,341 at the 2020 Census. Centerfield also has its own city government, water system and zoning, so buyers should not assume Gunnison's rules apply just because the two towns run together on the map.
The name is literal: the townsite was laid out in the center of the farm fields between Gunnison and the hills to the south, and it was settled in the 1870s as those fields came under irrigation. It has stayed a farming town ever since, with alfalfa, grain and livestock ground stretching west toward the San Pitch River and south toward Axtell.
Centerfield residents are farm families, employees of the Central Utah Correctional Facility and Gunnison Valley Hospital who wanted a bit more space than Gunnison offers, and Richfield and Salina commuters who like the shorter drive compared with towns farther up the valley.
Because Gunnison is next door, Centerfield residents have the south valley's hospital, grocery store, pharmacies and restaurants within a five-minute drive. Children attend Gunnison Valley Elementary, Gunnison Valley Middle School and Gunnison Valley High School in the South Sanpete School District. Centerfield has its own city park, church buildings and a small commercial strip along Main Street (US-89). Centerfield's own summer celebration and the Gunnison Valley's Fourth of July events round out a community calendar that is small but well attended.
Outdoor access is the same as Gunnison's: Gunnison Reservoir and the San Pitch River for fishing, Palisade State Park and its golf course about 15 minutes north, Twelve Mile Canyon and the Arapeen OHV trails above Mayfield, and Yuba State Park about 30 minutes northwest. Hunters use the Gunnison Valley as a base for the Manti unit and the west desert.
Drive times are among the best in Sanpete for anyone working in Sevier County: Salina and I-70 in about 20 minutes, Richfield in about 30, and I-15 at Nephi in about 50 via SR-28. Provo is roughly an hour and 45 minutes.
Centerfield's housing is mostly single-family on large lots. Older brick and frame farmhouses on the original grid sit on half-acre and larger parcels, 1970s to 1990s ramblers fill in the middle, and newer homes have been built on the east side around 500 East and on former field ground at the town's edges. Manufactured homes on owned land are part of the mix. Farm and pasture parcels with irrigation shares are available around the town.
Buyers are families who want space for animals, shops or gardens, employees of the Gunnison-area institutions, and Sevier County commuters. As of June 2026, Redfin lists a median sale price around $437,000 over the trailing three months, but that reflected a handful of larger newer homes closing and is well above what most Centerfield homes have historically sold for; a few months earlier the same source showed medians roughly half that. Treat town-level numbers cautiously and price to specific comparables.
Centerfield is typically eligible for USDA Rural Development financing. As with the rest of the Gunnison Valley, irrigation water, well and septic condition, and any agricultural leases are the details we dig into first.
