Ephraim is the largest city in Sanpete County, with 5,611 residents at the 2020 Census, and it is the one town in the valley whose rhythm is set by a school calendar. Snow College, founded in 1888 as the Sanpete Stake Academy, sits right on Main Street (US-89), and its students, faculty and staff shape everything from the rental market to which restaurants stay open late.
The town was settled in the 1850s by Scandinavian converts, and that heritage is still visible in the stone Ephraim Co-op building on Main Street and celebrated every Memorial Day weekend at the Scandinavian Heritage Festival. Ephraim is about 7 miles north of Manti and roughly an hour north of Richfield.
Who lives here: Snow College employees, students and their families, South Sanpete School District staff, agricultural families, and a growing number of retirees and remote workers who like having a college campus, a theater program and a pool in a town of a few thousand people.
Snow College is the amenity. Concerts and plays at the Eccles Center for the Performing Arts, Badger athletics, the campus library and the Activity Center are open to the community, and the college's presence supports more dining and retail than a town this size would normally carry. The Ephraim Co-op houses local artisan goods, and the Scandinavian Festival fills Main Street with a parade, craft fair and food. Snow College's Horne School of Music and the Traditional Building Skills Institute also bring workshops and performances that residents can join, and the campus pool and fitness facilities are open to community members for a fee.
Ephraim Canyon heads east of town toward Skyline Drive and the Manti-La Sal National Forest, with Lake Hill and the Great Basin Experimental Range along the way. Ephraim Elementary serves K-5, with older students attending Ephraim Middle School and Manti High School. Gunnison Valley Hospital is about 25 minutes south; Sevier Valley Medical Center in Richfield about an hour.
For commuters, Provo is about an hour and a half via US-89 and US-6 through Spanish Fork Canyon, and Nephi and I-15 about 45 minutes via Fountain Green and SR-132. That makes Ephraim workable for occasional trips to the Wasatch Front but not a daily commute for most people.
Ephraim's housing stock is the most varied in the county. The original blocks near Main Street have 1870s to 1920s stone and brick homes, some carefully restored. Around campus you will find single-family homes converted to student rentals, purpose-built student housing, and duplexes and fourplexes, which makes Ephraim the county's main investment-property market. On the south and east edges, subdivisions built from the 2000s onward offer newer ramblers and two-stories on 0.2 to 0.5 acre lots, and the area toward 1020 South has seen new construction.
Buyers include first-time families, faculty relocating in, investors buying near campus, and retirees who want walkable access to the college. As of July 2026, Redfin lists a median sale price around $465,000 over the trailing three months, up noticeably from a year earlier, with homes going under contract in roughly three weeks. Monthly sales counts are in the single digits, so the median swings with what happens to close.
