About Mount Pleasant

Mount Pleasant is the largest town in north Sanpete County, with 3,655 people at the 2020 Census, and it has called itself the Hub City for more than a century. It sits on US-89 about 20 minutes north of Ephraim, with Pleasant Creek coming out of the Wasatch Plateau on the east side and the Sanpete Valley farmland spreading west toward Moroni.

The town was settled in 1859 and grew into the north valley's commercial center; its Main Street commercial district, with two-story brick storefronts from the 1880s to 1910s, is on the National Register of Historic Places. Wasatch Academy, founded in 1875 by Presbyterian minister Duncan McMillan, is a college-prep boarding school that draws students from around the world and gives Mount Pleasant an unusual international flavor for a rural Utah town.

Residents include North Sanpete School District staff, Wasatch Academy faculty, ranching families, and a large number of Wasatch Front commuters and retirees who chose Mount Pleasant because it is the closest full-service Sanpete town to Utah County.

Living in Mount Pleasant

Mount Pleasant has the north valley's shopping, dining and services, plus North Sanpete High School (the Hawks) and Mount Pleasant Elementary. Wasatch Academy's campus, arts programs and athletics add to the town's cultural life. The Hub City Days celebration and Pioneer Day parade each summer are the big community events.

Recreation starts at the edge of town. Pleasant Creek Canyon and the roads above it lead into the Manti-La Sal National Forest. Fairview Canyon and Skyline Drive are 10 minutes north, and the Huntington and Cleveland reservoirs over the top are popular for fishing. Snowmobiling and ATV riding on the plateau are a way of life here.

Commute is Mount Pleasant's quiet advantage: Spanish Fork and the south end of Utah County are about an hour and 10 minutes via US-89 and US-6, Provo about an hour and 20, and Salt Lake City about two hours. Richfield is about an hour and 15 minutes south. Gunnison Valley Hospital is about 45 minutes; the closer clinic options are in town and in Ephraim.

Mount Pleasant Housing Market

Housing in Mount Pleasant includes some of the valley's best-preserved Victorian-era brick homes near Main Street and Wasatch Academy, a broad band of mid-century homes, and active new construction on the east side, including townhome and small-lot developments around 450 North and 500 East. Outside town, the benches toward Fairview and the flats toward Moroni have horse properties and small farms on 1 to 20 acres. The historic homes near Main Street and Wasatch Academy tend to hold value well, and restored examples rarely stay on the market long. Newer construction on the east side offers modern floor plans and lower maintenance for buyers who would rather not take on a century-old house.

Buyers are a mix of local move-up families, Utah County commuters and remote workers, retirees, and people connected to Wasatch Academy. As of August 2026, Redfin lists a median sale price around $348,000 over the trailing three months, with more homes changing hands than a year earlier and roughly a quarter selling above list price. Newer townhomes at the lower end and acreage at the upper end stretch that range considerably.

Mount Pleasant is typically eligible for USDA Rural Development financing. Buyers of older homes should budget for inspections on foundations, wiring and plumbing, since many of the historic houses predate modern codes by decades.
