Gunnison sits at the south end of the Sanpete Valley where US-89 meets SR-28, the road northwest to Nephi and I-15. It is about 30 miles and 35 minutes north of Richfield, which makes it the Sanpete town we work most often from our office. The population was 3,509 at the 2020 Census, a figure that includes the inmate population at the state prison.
The town was settled in 1859 and named for Captain John W. Gunnison, the Army surveyor killed nearby in 1853. What sets Gunnison apart from its neighbors today is employment. The Central Utah Correctional Facility, opened in 1989 and housing up to 1,800 men, is the largest employer in the south valley. Gunnison Valley Hospital, a 25-bed critical access hospital with labor and delivery and a cancer treatment center, is the other anchor.
Residents are prison and hospital staff, farm and dairy families from the surrounding Gunnison Valley, and people who work in Richfield or Salina but prefer Gunnison's schools and quieter streets.
Gunnison is the service center for the south valley. It has the hospital, a grocery store, hardware, pharmacies, and the South Sanpete School District's Gunnison Valley Elementary, Gunnison Valley Middle School and Gunnison Valley High School (the Bulldogs). Centerfield adjoins the town to the south and shares the same schools and shopping.
For recreation, Gunnison Reservoir and the San Pitch River are minutes away, Palisade State Park is about 15 minutes north near Sterling, and Twelve Mile Canyon above Mayfield opens onto the Arapeen OHV trail system and the Skyline Drive high country. Yuba State Park and its warm-water lake are about 25 minutes northwest on SR-28. Fish Lake and the Sevier River are an easy day trip south.
Commutes are among the best in Sanpete: Richfield in about 35 minutes, I-70 at Salina in about 20, and I-15 at Nephi in about 45 via SR-28. Provo is about an hour and 45 minutes.
Gunnison's housing runs from turn-of-the-century brick homes on the original grid, to 1970s and 1980s ramblers built during the prison construction years, to newer homes on the west side around 450 West and in the Rock Creek area. Lots are generous, often a third of an acre or more, and there is a healthy supply of small acreage and pasture ground on the edges of town for people who want horses or a few head of cattle. Newer homes near the west side and on the Rock Creek loop tend to sell fastest, while the older homes on the original grid reward buyers willing to update kitchens and windows. Gunnison City's large-lot zoning also leaves room to add a shop or a second garage, which is a common request from our buyers here.
The buyer profile is driven by jobs: corrections officers and hospital staff relocating in, plus local families and some retirees who want hospital access without a big-city price. As of August 2026, Redfin lists a median sale price around $389,000 over the trailing three months, though with only a handful of sales per month that figure moves a lot; recent months have ranged from roughly $300,000 to $390,000. Homes have been selling at or near list price.
Gunnison is typically eligible for USDA Rural Development financing, and its stable employer base tends to make appraisals and lending straightforward compared with more seasonal towns.
In our experience it supports them. The Central Utah Correctional Facility is a large, stable employer with state benefits, and its staff make up a steady share of buyers and renters in Gunnison and Centerfield.
