Moroni sits on the west side of the Sanpete Valley at the junction of SR-132 and SR-116, about 12 miles northwest of Ephraim and 35 minutes southeast of Nephi and I-15. The population was 1,544 at the 2020 Census. If you have eaten a Thanksgiving turkey in the Intermountain West, there is a fair chance it came through here.
Turkeys have defined Moroni since the 1920s. The Norbest brand grew out of a Sanpete growers' cooperative, and the processing plant on the edge of town, now operated by Pitman Farms after its 2018 acquisition of Norbest, remains a federally inspected facility and the town's largest employer. Turkey barns dot the farm ground for miles around Moroni, Fountain Green and Chester.
Residents are growers and plant workers, families who have farmed here for generations, and a growing share of buyers priced out of Utah County who found Moroni offers more house and more ground for the money than anywhere within two hours of Provo.
Moroni is a working town rather than a tourist one, and that shows in its pace. It has Moroni Elementary and North Sanpete Middle School, with high schoolers riding the bus to North Sanpete High in Mount Pleasant, about 10 minutes east. Daily shopping is in Mount Pleasant or Ephraim, each about 15 minutes away. The town also has a public library branch, a city park with ball fields, and a rodeo grounds that hosts summer events, and Moroni's location on SR-132 makes it a natural stop for anyone traveling between Nephi and the Sanpete Valley.
Recreation runs toward the outdoors and the practical. The San Pitch River and Moroni Reservoir are nearby, Skyline Drive and the Manti-La Sal National Forest are 30 minutes east through Fairview Canyon or Ephraim Canyon, and the west mountains and Yuba State Park are a short drive over toward Levan. Fourth of July celebrations and North Sanpete athletics anchor the community calendar.
Commute times are Moroni's underrated strength for anyone tied to the I-15 corridor: Nephi is about 35 minutes via SR-132 and Fountain Green, and Spanish Fork about an hour and 15. Richfield is roughly an hour and 20 minutes south.
Moroni's housing stock is older and unpretentious: 1900s to 1940s frame and brick farmhouses on big lots, 1970s ramblers, and a scattering of manufactured homes and newer builds on the edges of town, including the Ducksprings area. Most in-town lots are a quarter acre or larger, and small farms with turkey barns, pasture and irrigation water surround the town in every direction. Manufactured homes on owned land are common and can be a practical entry point, though financing terms differ from site-built homes, so we sort that out with lenders early.
This is one of the more affordable markets in Sanpete County. Buyers are first-time families, ag workers, people who want a few acres for animals, and I-15 corridor commuters. Redfin's recent monthly medians for Moroni have generally landed below the county-wide level; for context, Zillow's Sanpete County home value index was about $364,000 as of January 2026. With only a few sales a month in Moroni, we price homes off individual comparables rather than town-level statistics.
Moroni is typically eligible for USDA Rural Development financing. On acreage, we pay close attention to water rights, well and septic condition, and whether any agricultural buildings or turkey barns carry lease arrangements that transfer with the sale.
The plant is on the edge of town and most in-town neighborhoods are not affected day to day, but wind direction and proximity to turkey barns matter. We recommend visiting a property at different times before making an offer.
Many Moroni lots allow horses, chickens and other animals, and small farms outside city limits are common. Zoning and animal limits vary by parcel, so we confirm with Moroni City or Sanpete County for each property.
